As owners receive their 2025 Assessment notices, please keep the following in mind. An increase in assessed value does not necessarily mean an increase in your property taxes. The average residential home assessment increase is 57.12% and the overall assessment increase for the Town is 49.18%. If the levies for all the taxing jurisdictions were held unchanged, your taxes would likely increase if your assessed value increased more than the Town-wide average but it would decrease if your assessment increased less than the Town-wide average. However, please keep in mind your tax bill is calculated based on a combination of your assessed value and a pro rata share of the levies placed not only by the Town, but also the County, your local school district and Fox Valley Technical College. At this point in time, we do not know the levies of any of the taxing jurisdictions so cannot estimate what your 2025 tax bill will be.
For those owners with escrow accounts, mortgage companies typically escrow based on the previous year’s taxes. If your 2025 tax bill (collectible 2026) is more than the balance in your escrow account, the owner may need to make up the shortfall. Escrow companies will recalculate escrows after the tax season and notify owners the new monthly escrow amount in preparation for next year’s 2026 bill.
